Councils across the country are to receive a £5m cash boost to tackle rogue landlords in their area, Housing Minister Brandon Lewis announced today.

Forty eight councils will share the funding so they can take on the irresponsible landlords that force tenants to live in squalid and dangerous properties, making their lives a misery.

The cash will also allow councils to root out more ‘beds in sheds’. Since 2011 nearly 40,000 inspections have taken place in properties with over 3,000 landlords facing further enforcement action or prosecution.

Tenants sublet behind landlords' backs

Almost half of tenants who sublet their property do so without their landlord’s consent, according to new findings from the National Landlords Association (NLA).

The findings come as the government recently announced proposals to introduce minimum room sizes in order to crack down on problems with private rented accommodation such as unauthorised subletting, which often results in overcrowded and cramped properties.

Of the eleven per cent of tenants who say they have sublet all or part of their property before, just five per cent did so with their landlord’s permission....

Right to rent checks introduced for landlords

The Government has announced today that from 1 February 2016, all private landlords in England will have to check new tenants have the right to be in the UK before renting out their property.

Under the new rules, landlords who fail to check a potential tenant’s ‘Right to Rent’ will face penalties of up to £3,000 per tenant.

The new law will mean that private landlords, including those who sub-let or take in lodgers, must check the right of prospective tenants to be in the country to avoid being hit with a penalty.

Right to Rent was introduced in the Immigration Act...

Tenants safer under new Government measures

New fire safety measures will help save the lives of tenants and ensure all rented property is equipped with a smoke alarm, Housing Minister Brandon Lewis said today.

From today (1 October), landlords will be required by law to install smoke and carbon monoxide alarms in their properties, under new Government measures coming into force.

It is estimated this could help prevent more than 25 deaths and nearly 700 injuries a year. Landlords who fail to install smoke and carbon monoxide alarms could face up to a £5,000 civil penalty.

The survey by Shelter and YouGov revealed alarming reports from renters including landlords threatening, harassing or assaulting them, cutting off utilities, and entering their homes without permission.

It’s all in the view. Luscombe Maye Estate Agency reveals that South West waterside properties are continuing to dominate the region’s property market, selling on average up to one month faster than those in urban or inland locations, according to its sales data from the past year.

Experts at Luscombe Maye state that both quantity and quality of a sea view play a vital part in the lure of South West waterside properties, potentially adding between £50,000 and £200,000 to a property’s value.

Direct beach access, picture windows, private balconies and patios are just some of...

Landlords struggle with new laws

Two in five (41%) landlords in the South West admit that they struggle to keep up with changes in law relating to letting property a week before a new deadline that could leave them with heavy fines for missing.

There are already over 50 Acts of Parliament and more than 70 sets of regulations that govern the private-rented sector (PRS).

The new deadline – 23rd June – imposed as part of the Deregulation Act, affects landlords and agents in England and Wales who still hold a deposit on a tenancy that began before 6 April 2007 – when Tenancy Deposit Protection (TDP) laws were...
