Price surge in the UK: Time to sell your house?

If selling your house is something that you have been thinking about, throughout the last months, or even years, maybe the time is now. Last February, the demand in housing rose in the UK, due to a shortage of stock on the market. This jump of 2.3%, made the average price rise to close to £350,000. If that is enticing to you, here are a few things you should know.

What are home buyers looking for?

Right now, any house going on the market is bound to find a new owner rapidly. However, the price you sell for will still depend greatly on the state of the house. Buyers are quite picky about a few characteristics, which it may well be worth renovating before placing the house on sale, as the cost that you will incur will be surpassed by the profit you will gain, in the end.

In no particular order, you should look into upgrading these elements: 

Windows and doors

Home buyers are looking for properties that look modern. If they get to your house and find it with older models of windows and doors, that either seem antiquated or don’t enable any light to come inside, they will either move on to the next or will negotiate the price, as they’ll have to do the work themselves. The energy efficiency of the house

No one likes expensive energy bills. Home buyers will want to see yours, before they acquire your property. If they are above the norm, this can become a serious issue. Of course, you will need to show the new buyer the investment you made on the house, if you want to resell right away or wait for the next energy bill to come in, so they can compare.

Storage space

It has been since many years now, that storage space has become one of the most important elements for home buyers. There is no use having a beautiful house, if you can’t put anything away in it. This might be the most difficult part to do, though, as storage space doesn’t just appear. It might be worth turning a part of one of the rooms into a closet. Tearing down a wall and creating a new one will not destroy your budget, and you should get it all back, and more, when you sell.

The largest price increase in more than 20 years

The rise of house prices in February was the largest that has been seen on the UK market, in more then twenty years, according to Tim Bannister from Rightmove. He noted that the time elapsed between when a property is being placed on the market and its sale, is at a record low. In fact, it is quite common to see multiple buyers getting into a fight for them. That is definitely a good reason to at least test the market, for those who had been thinking about selling.
